Design–build is a method to deliver a project in which the design and construction services are contracted by a single entity known as the design–builder. It relies on a single point of responsibility contract and is used to minimize risks for the project owner and to reduce the delivery schedule by overlapping the design phase and construction phase of a project. Design–build saves time and money for the owner, while providing the opportunity to achieve innovation in the delivered facility. It also allows owners to avoid being placed directly between the architect/engineer and the contractor. Design–build places the responsibility for design errors and omissions on the design–builder, relieving the owner of major legal and managerial responsibilities. Some of our design-build projects are:
- L&I Plum Street Lab HVAC Upgrade-provided mechanical and electrical design and construction to replace the makeup air handler serving the Lab.
- Jubilee Lodge Pool Dehimidifier-Prepared bid documents and performed construction management for replacement of two indoor dehumidification units plus the outdoor condenser. Coordinated purchase of equipment with vendor including factory startup. Our responsibility includes labor warranty for Owner furnished equipment/Contractor install.
- Cascadia Grow Operation-provided MEP design services for grow operations in 19,000 sq ft metal warehouse building. Also provided 2000 amp electrical service equipment and main distribution electrical panels fully installed.
